Then we set the price using recent sales, homes under contract, and what you're competing against right now. Professional photos, disclosures, HOA info, and survey all get handled up front.
Your home goes on the NTREIS MLS, Zillow, Realtor.com, Homes.com, and the eXp Realty network. I run Instagram promotion and targeted ads to local buyers, reach out directly to agents with buyers in your price range, and hold weekend open houses.
You get feedback from every showing and a weekly report on showings, online views, and new competition. Every two to three weeks we look at the real activity and adjust if we need to.
I compare every offer side by side, verify buyer pre-approvals with their lender, and negotiate price, terms, repairs, and closing costs. Then I keep title, lender, appraiser, and inspector on schedule until you're at the closing table.
